Is It Time to Replace Your Roof?

If there is a steady trickle of water falling down on your head from the rafters as you read this article, then yes, it’s time to replace your roof. For all others, how do you know when it’s time to replace your roof? Just because your roof is not going to shout out, “Replace me! Replace me!” when the time has come, doesn’t mean it won’t give off some telltale signs that it’s time to call a roofing contractor.

Start in the Attic

Go up to your attic with a flashlight and look around under the eaves and in the ridges and valleys. If you see signs of water damage, or if you can see tiny beams of daylight shining through here and there, your roof is wearing out and probably needs to be replaced.

Check the Shingles

Get up on a ladder and take a look at your shingles. They should be lying flat against your roof. If there are areas where the shingles are cracked, warped, or damaged, or if you see a sizeable amount of shingle granules collecting in your gutters, you may need a new roof, or at the very least some new shingles.

Take a Step Back

Sometimes the shingles themselves appear to be fine, but the overall roof system may be wearing out. Take a step back and look at your roof from a short distance. If it is sagging or looks droopy, especially at the lowest points, this may indicate that the underlayment is water damaged or simply wearing out.

Look for Green

While a bit of speckled greenery on the roof can add rustic charm to your home, it may also be an indicator that you need a new roof. If there is moss, mold, or fungi growing on your roof, it probably means that there is moisture trapped between your shingles and underlayment. And, if this is the case, it’s only a matter of time before that moisture works its way inside your home.
